Dear New Homeowner,

On behalf of the Black Horse Run Board of Directors and our community -- Welcome!  We are delighted you chose to purchase a home in this vibrant community.  We look forward to meeting you and to being of assistance with any questions or concerns you might have.  In 1973, the Black Horse Run (BHR) community was established as a “Property Owners Association” (POA) with official Covenants on file with Wake County.  The BHR POA is led by a Board of Directors with assistance from an office manager and various volunteer committees. 

The Black Horse Run website is an important resource, serving as a gateway to information about the community.  Please visit our website to provide answers on activities, projects, policies, forms, Covenants, and more.  A BHR RESIDENTS ONLY tab is available which contains BHR Directory information and other information considered sensitive.  Your name and address will be included in that Directory as a matter of course, however, to gain password access to MEMBERS ONLY please download and complete this Directory Information Form and send or email to Ann Harper in our business office.

In addition to our website the Nextdoor community social media page provides another opportunity for you to stay informed and interact with your neighbors.  We also have a group Facebook page that is regularly updated with community notices and events.  This is a closed group just for our community and you will be asked to JOIN.

Our quarterly newsletter is the official publication of Black Horse Run and will be sent along with your quarterly dues invoice.   Back editions of our newsletter can be found on our website under the "ABOUT" tab.  Please forward any recommendation for topics/articles to our business office.

Ann Harper is the BHR POA’s business and office manager.  Ann is in the BHR office Monday – Thursday from 9:30 a.m. – 2:30 p.m.  You are encouraged to stop in the office, meet Ann, and fill out a directory update form in lieu of downloading if you prefer, to ensure you receive BHR community emails and other important notifications.

As a new homeowner you may be considering updates/improvements to your home.  Before you begin, it is important to know that an Architectural Control Committee (ACC) is chartered and required by the BHR/POA covenants to review and approve any exterior structural changes/improvements to your property – this includes fences, decks, sheds, barns, garages, pools (above or in-ground) or other structural additions. To begin the approval process for an exterior project your first steps should be to check the website for guidelines and to obtain the forms you’ll need to submit to the ACC.  Ann will help with questions as you begin the process.

Black Horse Run is an equestrian community and every home has access to our horse trail system.  Please note that riding trails are available to BHR homeowners, but please respect the fact these trails are on private property and in some cases come very close to individual houses. The trails are ONLY for use by members on horseback and are NOT to be used for ANY other reason such as walking or riding of motorized or non-motorized vehicles.   For additional equestrian related policies and info go to our EQUESTRIAN PAGE.
